Gary Herbst is president and principal broker for Buyer’s Edge Realty, which is based in Tarrytown, N.Y. and serves Westchester and Putnam counties. Having been in real estate since the early 1970s, Herbst says he was frustrated that agents represented sellers and not buyers. That is why he launched Buyer’s Edge Realty about 14 years ago. “There was a need to fill a void to help buyers with the most expensive purchase of their life,” says Herbst. Usually, real estate agents list homes, which means they must inform sellers about information buyers share with them, such as how much money the bank says they can borrow or how much money they earn. By not listing homes, Buyer’s Edge Realty is not legally bound to spill about what buyers tell its agents. “We help buyers save time and money,” says Herbst. “We provide consulting and tell them how to negotiate and if they should make an offer. We also help them use inspection as a negotiating tool.”
