There are so many important things that people need to know about home inspections. But, there is a still a lot about the practice and the industry as a whole that people do not understand. Below, however, is a list of the three most important pieces of information that all homebuyers should know about home inspections before closing the deal on the purchase of a new property.

  1. If you are buying a home, you really need to get a home inspection done by a qualified home inspector. In this day and age, you should never buy a home without getting a home inspection.
  2. When you are looking into getting that home inspection that I advised in tip No. 1, find someone with a background in home inspection to do the job rather than a friend or family member. Not only that, but the professional you hire for the job should be someone with the knowledge and the education necessary to be a good inspector. The inspector you hire needs to have a good reputation, and he should be licensed by the state you are purchasing the home in.
  3. Ask for references from the home inspector you’re planning to hire. And from that, you should actually call those references and check the inspector’s history and reputation to make sure he’s the best person for the job.

Home inspections are still optional in most cases today, but I foresee a point when banks could start requiring home inspections before allowing a buyer to close on the purchase of a new house. They would do this as a way to make sure they are getting a good value in the home.

While they may not be mandatory yet, home inspections are certainly growing in popularity as people become more savvy about buying homes and more knowledgeable about the risks. Getting a home inspection done before closing on the purchase of a house is one of the most important things you can do to protect one of the biggest investments you will most likely make in life.
