It makes a lot of sense – and cents – to add to your home, says Dan Schaefer, founder of Providence Renovation, LLC. A residential and commercial restoration, and remodeling company based in Phoenix, it offers many remodeling services to clients, which are not only useful and add to the enjoyment of your home, but also add to its resale value. Here, Dan explains what type of improvements are the most in demand in his area.
I always recommend my customers start by finding out the value of their home, and Zillow.com is one way to find out what the sold prices are in your neighborhood. This information will give you a value of your house by square foot.
The most valuable rooms in the home are most definitely the kitchen, bathroom, and master suite. Homes with an office are also valuable. And it is always good to preserve or even build in more storage space, instead of getting rid of it to build something in its place.
Calculate the Value
Once you’ve calculated the value per square foot of your home in your neighborhood, you can evaluate the value of an addition to your home. The most cost-effective additions are made under the existing roof. For example, converting an outdoor patio into livable space, or converting a third bay in a garage into a master bedroom suite.
At Providence Renovation, we have made numerous successful conversions over the years. For example, we converted two small closets into a master bedroom bath, complete with toilet, two sinks, and a shower-tub. We also converted an extra open room with balcony on the second floor into a large master suite with bathroom. This particular renovation increased the value of our customer’s home and made the home more competitive for resale.
We have also installed “conversation rooms”, a room that has two walls of the perimeter wall around the property that is made for outdoor dining. In addition, we have built fire pits on pool decks and converted diving boards into planters. In Arizona where I live, people have broken their necks on diving boards as the old design that was traditionally used was too close to the shallow end. So a lot of people appreciate removing those diving boards or turning them into something else.
We also have built stone garden areas and applied stone veneers in the interior and exterior with accent lighting to accentuate the house’s interior and exterior architecture. And of course this all will increase the value of the home.
